What Holiday Home Ownership Really Costs & What You Get

A decision best made with time and clarity

Most people start thinking about owning a holiday home because they want three things: a quiet place to return to, familiar surroundings and time that feels less rushed.

Yet, after the initial appeal, the practical questions usually come up. How does owning a holiday home work day to day? What are the responsibilities? Will it really suit my lifestyle in the long run? If costs, commitments, and flexibility aren’t clear, ownership can seem more complicated than it is. This guide explains how holiday home ownership works in real life, so you can see what’s involved before deciding if it’s right for you.

We’ll look at some common ideas about holiday home ownership, like cost, upkeep, comfort, the feel of the park, and what Dorset has to offer outside the busy season.

Clear Costs, Explained Without Guesswork

Cost is usually the first thing people think about. It’s much easier to relax and plan your time away when you know exactly what the fees are.

It’s also important to know your rights before you sign any agreement. GOV.UK explains how consumer law protects buyers when they purchase goods or services, so you should always look for clear terms, written agreements, and upfront information when thinking about buying a holiday home [1].

At good holiday parks, your annual site fees usually pay for the basics that keep the park running smoothly and safely, such as:

  • Maintenance of communal grounds and shared spaces
  • Park infrastructure and essential services
  • On-site management and security

At Merley House, your annual site fees cover the ground rent for your holiday home, as well as security, landscaping, and looking after shared facilities. Fees start at £3,000 per year for an 11-month licence, with options for 7.5 or 11 months. Site fees are billed every quarter and reviewed each year to keep up with inflation.

You’ll also have running costs on top of your site fees, which depend on how much you use your home. Utilities are billed separately and are individually metered. Many homes use gas bottles, which you can replace at reception. You’ll also need holiday home insurance, as required by the Site Licence Agreement.

Support That Continues Long After You Buy

It’s reassuring to know that support doesn’t stop once you’ve bought your holiday home. Many owners feel more confident knowing there’s a steady team managing the park and always available to help during the season.

Our management team looks after the communal areas, grounds, and shared facilities all year. Having them around helps keep the park in good shape and gives owners a familiar contact, which is especially helpful in your first year.

This way of working matches UK consumer protection principles. The Competition and Markets Authority says that clear, timely information and fair treatment help build trust with customers over the long term, not just when they buy [2].

You can find a step-by-step guide to the ownership process and the support you’ll get in our Buyer’s Guide.

Homes Designed for Comfort, Not Short Stays

Today’s holiday homes are made for comfort during longer stays, not just quick trips. The layouts, storage, and finishes are set up for everyday use, so it’s easy to settle in and come back often.

At Merley House, you can pick from a range of holiday homes, lodges, and cabins to fit your needs. When choosing, many people think about:

  • The number of bedrooms for visiting family or friends
  • Open-plan or more defined living spaces
  • Outdoor areas for quieter moments
  • Storage that allows belongings to remain in place between visits

Seeing a home in person often helps you decide what feels right. Spending time at the park also gives you a better idea of how owning a holiday home could fit into your daily life.

A Quieter Park, Shaped Around Privacy & Pace

For many people, the feel of the holiday park is just as important as the home. Holiday home ownership is often best for those who like calm, privacy, and a steady environment, rather than busy parks full of entertainment.

Parks that are thoughtfully planned focus on layout and long-term design, not just activities. Space between homes, landscaped shared areas, and steady management all help create a peaceful, private setting all season long.

Our site is designed with this quieter style in mind. As a privately owned park with a community feel, it stays calm and welcoming all year round.

Why Dorset Rewards Regular, Year-Round Visits

Dorset is best enjoyed through regular visits, not just one-off trips. Its protected countryside, historic towns, and easy-to-reach coast offer something different in every season, making it perfect for coming back again and again.

Dorset National Landscape says there are over 10 million daytrips and 5.9 million visitor nights each year [3]. In 2023, tourism brought in £800 million to the local economy and supports nearly 10,000 full-time jobs. The group says Dorset’s natural scenery is the main reason people visit, with tourism focused on the landscape, walking, heritage, and sustainability.

Merley House is just outside Wimborne, so it’s easy to get to the A31 and nearby towns like Bournemouth and Poole, but you still get the peace of the countryside.

A Decision Best Made with Time & Clarity

Owning a holiday home is a personal choice, and it’s best to take your time and get clear information. Knowing the costs, support, and what daily life is like can help you see if ownership is a good fit for you.

At Merley House Holiday Park, ownership is all about clear information, long-term care, and letting you set your own pace. The park has been run by the same family for over 50 years, with ongoing investment in the estate and its facilities. Owners enjoy landscaped grounds, mature trees, and on-site amenities like a leisure centre with a pool, sauna, and hot tub. You can also choose from flexible season lengths of 7.5, 10, or 11 months.
