Owning a holiday home is a cost-effective option for anyone considering second home ownership in Dorset. In addition to the initial purchase price of the holiday home itself, you will be responsible for covering the annual site fees and running costs.
We pride ourselves on our transparent approach to holiday home ownership. It’s really important to us that prospective home owners are well informed about the costs associated with owning a holiday home, lodge or log cabin at Merley House Holiday Park from the outset.
Here we outline the fees you will need to budget for on an annual basis.
Annual Fees
Annual site fees
All holiday home owners will be required to pay annual site fees. Site fees cover the rental of the ground your holiday home is sited on, maintenance of communal facilities, security and landscaping.
Site fees are reviewed on an annual basis and subject to change in line with inflation. The amount you pay is dependent on the size and location of your holiday home.
Our fees start from £3,000 per year based on an 11-month licence (7.5 and 11-month options are also available). Site fees are billed on a quarterly basis.

Utilities
Utilities are not included within your site fees and are billed in January and September. All homes are individually metered and charged for water, sewage, waste disposal and electric.
The majority of the holiday homes at Merley House Holiday Park use gas bottles. Replacement gas bottles can be purchased from reception.
Running costs are difficult to quantify because they are based on individual usage.

Insurance
All holiday home owners must have valid holiday home insurance as a condition of our Site Licence Agreement. Holiday home ownership can be arranged through us, or you can use a trusted third-party supplier of your choosing.

Do I need to pay council tax?
No, you do not need to pay council tax on a holiday home because it is not a permanent residence.
How much does it cost to purchase a holiday home at Merley House?
The price of our holiday homes varies, depending on the age, location and number of bedrooms. Typically, our pre-owned holiday homes start in the region of £60,000. The new holiday homes we sell tend to start at around £100,000.
Is a deposit required to secure my holiday home?
Yes, a deposit is required to reserve the pitch and order your holiday home from the manufacturer. The balance will be due on delivery.
Is finance available?
We do not offer holiday home finance at Merley House Holiday Park, however there are a number of national providers should you want to explore this option independently.
