A Residential-Standard Lodge in a Truly Distinctive Setting
This one-bedroom Pathfinder 36×20 occupies one of the most characterful pitches on the park. Tucked at the end of Merley House Lane on pitch 94, the lodge sits on the edge of a mature woodland of oak trees – a setting that brings with it a natural quiet and a cast of wildlife that few pitches can match. Pheasants, deer, fox, squirrels and the park’s own guineafowl are regular visitors, and from autumn through to spring the view opens through the thinning canopy to farmland in the distance.
The lodge itself was originally brought to the park in October 2018 as a honeymoon retreat for weddings at Merley House – and it was so well regarded that it was purchased immediately by its one and only owner, who has since upgraded to a larger Pathfinder. That provenance shows in the condition.
Built to BS6232 residential standard by a park home manufacturer, the lodge exceeds standard holiday lodge specification in terms of insulation, double glazing and year-round comfort. Arriving at the Lodge
A stone driveway with space for two cars leads to the lodge, which sits fully skirted around the base with a wood effect Canexel exterior. Steps and a UPVC walkway run up the side and along to the front, arriving on a generous deck that looks out towards the woodland. An outside socket and tap add everyday practicality.
Entrance Hallway
Enter via the side door into a well-proportioned hallway finished throughout in white – a deliberate choice that keeps the interior feeling bright and open. A large double cupboard directly ahead provides storage for coats, boots and household essentials. The LPG combi boiler sits discreetly to the right behind the door, serving central heating and hot water, with four large gas bottles housed in a dedicated green gas box outside. A separate WC and wash hand basin complete this practical entrance space.
Bedroom & En-Suite
To the left of the hallway, the double bedroom is a generous and well-appointed room with bedside tables, chest of drawers, a built-in wardrobe and TV point. Sliding doors lead through to the en-suite, which was originally part of the bedroom and offers considerably more space than you might expect. A full-sized circular-ended bath sits in the first section, before leading through to a separate shower room with a large walk-in shower, WC and wash hand basin. The real centrepiece, however, is the almost fully glazed end wall of the lounge, which opens the room entirely to the deck and the woodland beyond. As the season turns and the oak leaves fall, the view stretches out across to the farmland – a scene that changes subtly week by week and rewards every visit differently.
